BIT Digital, Inc. has secured a contract for a lease of a 202,000-square-foot site in Saint-Jerome, Quebec, and has developed a Tier 3 data center that supports a 5MW colocation contract with Celebras Systems, an artificial intelligence (AI) infrastructure company.

The publicly available Bitcoin Mining Entity Bit Digital (NASDAQ: BTBT) has revealed that facilities to be made public by July 2025 will cost approximately $55 million (US$40 million).
The 7.7-acre property, called the MTL-3, offers contract capacity under a 20-year lease, with two five-year extension options first. Whitefiber, a subsidiary of BIT Digital, will oversee developments that include fixed-price purchase options that can be exercised within 12 months.
Bite Digital noted that Cerebras retains its initial veto of additional capabilities on the site under the five-year colocation agreement announced this February. This change reflects a wider trend as many mining companies are now diversifying into high-performance computing (HPC) and artificial intelligence ventures.
BIT Digital CEO Sam Tabar said the project is being coordinated, similar to the project that focuses on accelerating the deployment of AI infrastructure. “This milestone represents the continued momentum in our strategy to provide dedicated AI infrastructure at scale,” Tabar said.
The company explained that the Montreal region has emerged as a hub for AI innovation, and that the facility will be located to meet growing demand. Headquartered in New York, BIT Digital operates Bitcoin (BTC) mining operations and HPC infrastructure in the US, Canada and Iceland.
